It is Spring, which means more people are out walking on the roads. Please slow down for the safety of others. This also saves the condition of our roads. Thank you!

The HOA board held a short meeting on February 25 to discuss some concerns that were raised by a couple HOA members. Notes from the meeting can be found at the link below

We recently had the water from each well analyzed in a lab. Results can be viewed below.

554 Hilltop Lane has been sold to The 554 Hilltop Lane Trust (Owen Buys Houses) and there will be construction companies coming in and out of the development.
Most of the leaks for the Dawson well have been fixed or are currently being addressed. A new leak was recently found and repaired at the Tzareff's house. We are still waiting on the final pressure issue report from the well company.
We are still in an EXTREME DROUGHT - please check around the outside of your house to make sure there are no leaks in the pipes. Also, please check INSIDE your houses for running toilets or leaks that need to be fixed.
The Board Members had a 5 page to-do-list and we have been working hard on it:
We created a Well Committee and Roads Committee
We have cleaned up and insulated all 3 well houses
We have hired a new well contractor - Fizz Plumbing - who has completed the following:
Checked the size of the new pump at the Dawson well and confirmed that it is 5hp and putting out 15 gallons of water per minute
Repaired a large leak by the Carr house and installed a shut-off valve
Repaired black boxes
Filled in holes up on Hilltop
In the fall we will be complete full spectrum testing of all the wells
Rachel and Terry have been cleaning up the road. Please remember to keep your property edges free of debris like grass, weeds, and trees. This helps in the wintertime to melt the snow on the roads - the areas next to the roads need to be open.
We are still looking for someone to plow our roads this winter. If you know anyone, please let us know and we will contact them.
The recent rainstorm was hard on the roads and culverts. Rachel and Terry have been helping clear culverts, but please help us by checking your ditches and letting Rachel know if you have drainage problems.
We have appointed Berry Ferrell to the board to fill the vacancy left by Jolette Reiman. Welcome Barry!
The foreclosure on the Cabin Lane house has been cancelled due to a bankruptcy filing. We still have a lien against the property and will add a new one to cover this year's 2024-2025 HOA dues and assessment.

The well committee has been busy looking for leaks! They have found a couple more and are having another well company out this week to do some digging. Big thanks to Mike, Ella, Jim, and Barry for their hard work.

On July 7, Mike and Paige discovered a couple of leaks at two different properties off of Hilltop. Today, we had a well/plumbing company out to investigate and were able to find the sources of the leaks and get them shut off. This somewhat increased the pressure at the two properties at the top of Hilltop, but pressure is still lower than it should be. We will continue to look for more leaks.

We had the Valley Well Company come out to look at the well, pressure tank and brain box that was all installed in April 2024. Thank you to Mike Watson and Paul Tzareff for being there with Barb while the well company was here evaluating the well.
This is what took place:
Confirmed that the well is running fine. It is set at 70 psi and flows well
Confirmed that the brain box is working well – doing what it is supposed to do
Checked the holding tank pressure and it was at 38 psi, which is recommended by the factory. They added additional pressure to the holding tank.
Mike and Barb took pressure readings at Mike's house that were close to 60 psi, and Barb's house was recorded as 60 psi. This current pressure level is sufficient.
Next steps:
Wait and see if the pressure holds
If it does not hold, the board and Well Committee will need to check for leaks inside and outside, as suggested by the well company. If we need to go this route, more information will be provided on how we will accomplish this.
